Bat Survey - Crickhowell, Brecon

Background Information

This massive Grade II listed property is located on 18 acres of beautiful land in the Brecon Beacons. The owners of this breathtaking property were applying for planning permission with Brecon Beacons National Park Local Planning Authority to rebuild a kitchen extension.

Survey Results

During our initial scoping survey, we discovered a bat roost in the attic space of the main house. We didn’t see any bats emerge over either of our activity surveys, but because we had done the internal building inspection, we knew that bats were using the building, but may not have been present at the time of year we conducted the surveys.

 

 

Outcome

Ordinarily, if we have confirmed the building is a bat roost, a protected species licence is required, whether or not we actually saw bats during the activity surveys. However, this building is so large that, because the proposed development was taking place on the ground floor, the roost in the attic was deemed to be far enough away that it would not be disturbed by any construction. So, in this very rare scenario, a licence was not needed. Our priority is always the safety of bats, but that doesn't mean that we won't go out of our way to make the planning process as smooth as possible for our clients too!
